(a)In general.
(1)
A zoning verification may be obtained from the Zoning Administrator, on application and payment of a fee for each request.
(2)
Except as provided in paragraph (3) of this subsection, a separate application must be made for each individual lot of property.
(3)
A community-managed open-space garden or farm need only pay the fee and submit an application for verification as a single lot, as long as the lots constituting that use are contiguous.
(b)Required information.
Each application must contain the following information:
(1)
The block and lot number of the property;
(2)
a description or definite street location of the property;
(3)
The name and address of the present owner of the property; and
(4)
the existing and any proposed use of the property.
(c)Considerations.
In issuing a zoning verification, the Zoning Administrator must consider both the use specified in the application submitted for the verification and the information contained in the Zoning Administrator’s official records. A zoning verification that states a property is in compliance is limited by the accuracy of the information submitted by the applicant.
