(a)
A transfer–on–death deed is effective if, prior to the death of the transferor, it is recorded in the land records of the county where the property is located in accordance with § 3–104 of this article.
(b)
A transfer–on–death deed is effective without:
(1)
Notice or delivery to or acceptance by a designated beneficiary during the transferor’s life; or
(2)
Consideration.
