A home inspector shall visually inspect accessible: Walls, ceilings, and floors; Ramps, steps, stairways, landings, and railings; Countertops and installed cabinets; Doors and windows, including safety glazing; Garage doors and garage door operators; and Household appliances including installed ovens, ranges, surface cooking appliances, microwave ovens, dishwashing machines, and food waste grinders by using normal operating controls to activate the primary function. A home inspector shall describe a condition that presents, at the time of the inspection, an unsafe condition. A home inspector is not required to inspect: Paint, wallpaper, and other finish treatments; Carpeting; Window treatments, including window glass types or coatings; Central vacuum systems; Recreational facilities; Appliances not listed in section §A(6) of this regulation; Each control or feature of an inspected appliance; or Microwave radiation leakage.
